A: No! In our community, Cantamar we have a Homeowners Association (HOA). Within the HOA, we have the Board and a management company. The Board consists of homeowners within the community that volunteer their time to serve their community. The management company is a paid entity that is in charge of collecting monthly dues and making sure our Homeowner Documents are enforced--thus violations are sent, addressed, and corrected.

Q: Where do I send HOA dues?

Payments are due prior to the 15th of each month.

Q: When do I need to submit an Architectural Modification form?
A: Anytime you would like to make a change in appearance or home improvement to the outside of your home. This includes, but is not limited to, (most common requests) putting up a fence, painting exterior of home, and installing accordion shutters. You can download the form on our Documents and Forms page.
Q: Once my Architectural Modification form is complete what is my next step?

They will notify you via mail of the final results. Please note that approval from the ACC must be obtained prior to commencing work.
Q: What should I include with my completed Architectural Modification form?
A: Some items to include with your form that would help expedite the process are a copy of required permits (if already obtained), a picture of the area being requested to modify, a lot survey with modification indicated on the survey, drawing and/or diagram on plane view and elevated view of modification.

Q: Who controls our roads?
A: The roads are controlled by the Town of Cutler Bay. The Homeowners’ Association has no control over the roads and cannot make modifications to them.
Q: What can be done about speeding in the neighborhood?
A: The Cutler Bay police do patrol for speeding. However, since they patrol the entire town, they are not always in our neighborhood when the speeders are. If you want to report speeding, please contact the police non-emergency number 305-4-POLICE (305-476-5423) or Officer John McLaughlin: 305-234-4237. Let them know where and when you are noticing a speeding problem.
Q: What is being done about the “airstrip” appearance of 208 Street?
A: At our October 2007 meeting, Ralph Casals for the Town of Cutler Bay Public Works department presented a plan to add a center median with landscaping, wider sidewalks with trees, and bike lanes to 208 Street. Cantamar residents requested removing a traffic lane in each direction and adding swales. The Town had an engineering study done for the change. Swales were not feasible based on exisiting drainage. However, removing a traffic lane in each direction was done. Plans were approved in 2009 and shown at our February 2010 meeting. Ground breaking is expected in July 2010. Q: How do I get a street light that isn't working fixed?
A: Report it to FPL at http://www.fpl.com/customer/report/streetlight_single.shtml or by calling 1-800-4OUTAGE (1-800-468-8243). There is a number tag on each pole which identifies the pole and may be helpful when reporting the outage. FPL is responsible for repairing street lights. It will not do any good to report it to the Board of Directors or the management company.
